Sites Remaining for Phase 2 Development

Thank you for your interest in Phase 2 Development! This next development phase consists of developing ~2 dozen additional sites in 2025. Whether you are looking for a place to spend your summers, have a long term option for family camping/storage, or seeking a community of like minded folks that enjoy self sufficiency, sustainability as well as having a lifelong love of learning!
Please review the information below on available sites. All sites are all zoned under the Observer Ranch Campground (Special Use Permit for Travel Trailer Park & Campground).
Your upfront cost is a Contract Agreement for the exclusive site use fee (99 Year Term). All sites must follow Fremont County/State/Federal rules/regulations, including all changes and requirements to these rules.
Cabins must have a Certificate of Occupancy (we have an approved 1-bedroom cabin model; major changes will need approval). RV Sites are limited to 90 days within a calendar year per County Regulations. Cabins and RV sites must be ‘on grid’ (water, electric, septic). Site holders may be able to rent out their site as part of a Rental Program (not finalized).
Each current site holder understands the need to build community, get involved in long term planning, and has supportive skill sets. We will be planning gardens, husbandry, have a 1.5 acre lake and basic bunker as part of future projects. 
This project includes a considerable time and financial investment, and is not guaranteed. Site Holders are members of ORMA (Observer Ranch Members Association), and it is run similarly to an HOA with voting on priority tasks and staying in alignment with long term goals.
Costs
Site Fee + Site Infrastructure (~$37K) + Cost of Build (RV pad/Cabin)
Cabins can be prefabricated (must be approved); the A-frame approved model at Observer Ranch is ~$200K. 
The sites currently available are:
C3 – $50K site fee, .25 acres, $2K initiation
C3 is approved for an RV pad.
C8 – $50K site fee, 25 acres, $2K initiation 
C8 is approved for a cabin. 
D9 – $75K site fee, .75 acres, $3k Initiation
D9 is approved for a cabin + RV pad.
D13a  – $100K site fee, 1 acre, $3k initiation
D13a is approved for an RV pad.
